About Us

Tapestry Development Group is a Decatur, Georgia-based non-profit organization that specializes in creative problem-solving to develop affordable rental housing. We are especially adept at using multi-layered financing from the public and private sectors. With decades of combined experience in the real estate industry, we use our diverse experience, comprehensive expertise, and proven business acumen to have developed thousands of affordable housing units. Our flexibility gives our partners a customized approach to meeting their unique needs.  By offering an array of services to choose from, we provide our partners with cost efficient ways to maintain control and receive the exact level of expertise they need. We are experienced in developing along a spectrum of rental housing types, including supportive housing for special needs households, garden-style apartments for families, and communities for senior citizens. Services We Provide

We oftentimes serve as consultants to owners of affordable housing properties and are developers of own properties on a select basis. We offer a full spectrum of development services to create developments that are sustainable and attractive. These services include:

  • Project structuring
  • Feasibility analysis
  • Financing application preparation
  • Management of the closing process of financing
  • Development process coordination

In addition to project management expertise, we also offer consulting in the following areas related to affordable housing development:

  • relocation of tenants during a renovation according to federal requirements
  • repositioning strategies for an existing property at the end of its compliance period

Tapestry was selected as the winner of the Atlanta’s Affordable Housing Preservation Challenge, an idea competition to generate innovative proposals that will help preserve affordable housing in the Atlanta area and throughout Georgia’s urban centers.

Our proposal focused on providing capital to medium-size multi-family owners serving residents at 80% of the Atlanta area median income (AMI) or below. We will be implementing a program in which property owners would have access to low-interest capital for moderate rehabilitation in exchange for locking in current affordable rent levels. The program will provide opportunities for job training for current residents and will maximize efficiencies by negotiating with subcontractors to provide service and labor.

Tapestry was awarded a grant from Enterprise Community Partners in a national competition to support equitable transit-oriented development efforts.  Tapestry facilitated the creation of the report "Westside Wake-Up: The case for equitable transit-oriented development in Vine City," which provides a community redevelopment vision focusing on equitable development around the Vine City MARTA transit station in Atlanta, in close proximity to the new NFL Falcons stadium in process of being developed. Click here to download the report.
